Looking for a rental in San Diego means weighing rent against what is close by: a trolley station, a Rapid bus line, a park, the beach. This guide compares ten City of San Diego neighborhoods on those facts, using Zillow's asking-rent index for August 2026 and transit, park and parking information from the City and MTS.
It describes places, not who should live in them. Every neighborhood has a mix of housing and a range of rents, so treat the figures as a starting point and look at actual listings.
How the rents are measured
Rents below are the Zillow Observed Rent Index (ZORI) for August 2026, a typical asking rent across homes and apartments in a ZIP code, with the change from August 2025. Across the City of San Diego, Zillow's typical asking rent was $3,036 in August 2026. The Census Bureau's American Community Survey (2020 to 2024) put the city's median gross rent at $2,313, lower because it counts every occupied rental, including tenants who moved in years ago, and adds utilities. A ZIP code is not a neighborhood, so each entry names the ZIP it uses.

1. City Heights (92105)
City Heights had the lowest typical asking rent in this set, $2,137 in August 2026 according to Zillow, up 0.5% on the year. Rapid 215 runs through it along El Cajon Boulevard, connecting SDSU to North Park and Downtown.
2. College Area (92115)
ZIP 92115 covers the College Area, Rolando, El Cerrito and Talmadge. Zillow's asking-rent index was $2,452 in August 2026, up 0.5%. The Green Line stops at SDSU Transit Center, the only underground station in the trolley system, and at UC San Diego Health East (formerly Alvarado Medical Center) and 70th Street. Streets near the SDSU campus are in Residential Permit Parking Area B, enforced Monday to Friday from 8 a.m. to 7 p.m.; permits cost $11.50 a year each, up to four per address, and the permit year runs 1 September to 31 August.
3. Kensington and Normal Heights (92116)
Zillow's asking-rent index for 92116 was $2,463 in August 2026, up 1.0%. Rapid 215 serves the Kensington edge along El Cajon Boulevard, running east to SDSU and west through North Park to Downtown.
4. North Park (92104)
North Park's typical asking rent was $2,542 in August 2026, up 0.9%, per Zillow. Rapid 215 runs through it on El Cajon Boulevard and Park Boulevard. Balboa Park's Morley Field has a leash-free area northwest of the tennis courts, open 24 hours, and Grape Street Park in neighboring South Park has a leash-free area on weekends and holidays from 9 a.m. to 9 p.m.
5. Allied Gardens and Del Cerro (92120)
Zillow put asking rent in 92120 at $2,752 in August 2026, up 1.4%. Grantville station on the Green Line serves the Allied Gardens side, one stop from SDSU Transit Center, and UC San Diego Health East station is near Del Cerro. Allied Gardens has a fenced leash-free dog area behind the pool at 6707 Glenroy Street, open dawn to dusk.
6. Ocean Beach (92107)
Ocean Beach's typical asking rent was $2,820 in August 2026, up 2.7%, per Zillow. Dog Beach at the foot of Voltaire Street is a City leash-free area open 24 hours, and Dusty Rhodes Neighborhood Park on Sunset Cliffs Boulevard has another, open dawn to dusk.
7. Point Loma (92106)
Zillow put asking rent in 92106 at $2,833 in August 2026. Its 4.4% year-over-year rise was the largest among the neighborhoods here, so compare a listing's rent with recent ones nearby before you sign.
8. Clairemont (92117)
Clairemont's typical asking rent was $2,842 in August 2026, up 2.2%, per Zillow. The Mid-Coast extension of the UC San Diego Blue Line, opened in November 2021, added nine stations, including stops serving Clairemont, with a one-seat ride north to UC San Diego and UTC and south to the border. Cadman Community Park at 4280 Avati Drive has a City leash-free area.
9. Bay Park and Morena (92110)
Zillow put asking rent in 92110 at $3,024 in August 2026, up 1.1%. The Mid-Coast Blue Line serves Bay Park as well, with the same one-seat ride north to UC San Diego and UTC and south to the border.
10. Pacific Beach and Mission Beach (92109)
This ZIP had the highest typical asking rent in the set, $3,378 in August 2026, up 3.2%, per Zillow. Capehart Park at Felspar Street and Soledad Mountain Road has a one-acre leash-free area with separate small- and large-dog pens, open 24 hours. Neither Pacific Beach nor Mission Beach has a residential permit parking district, and Mission Bay beaches that are not leash-free areas restrict dogs during the day.
Rules that protect renters in the City of San Diego
- Just cause from day one. The City's Residential Tenant Protections Ordinance, in effect since 24 June 2023, requires a just cause to end a tenancy from the first day, not after 12 months as under state law.
- Relocation help. For a no-fault termination, the landlord owes two months' rent in relocation assistance or waives two months' rent, and more in cases the ordinance defines.
- Rent increases. Under AB 1482, covered units in San Diego County may be raised by no more than 8.2% for increases effective 1 August 2026 through 31 July 2027.
- Security deposits. Under Civil Code section 1950.5, a deposit is capped at one month's rent for tenancies starting on or after 1 July 2024, with a two-month limit for some small landlords.
- Move-in photos. For tenancies starting on or after 1 July 2025, the landlord must photograph the unit at or just before move-in.

Zillow's index tracks asking rents on listings, which is what a new tenant sees. The Census figure is the median gross rent for every occupied rental over 2020 to 2024, including long-term tenants on older rents, plus utilities. For the City of San Diego, Zillow's August 2026 figure was $3,036 and the Census 2020 to 2024 median was $2,313.
Which San Diego neighborhoods have trolley service?
