Licensed Leasing Agents staffed 7 days per week – we never stop working for you! We have found that Saturdays and Sundays are often our busiest leasing days. With most of the general public off from work on weekends, we are busy showing our available rentals to accommodate prospective resident’s individual schedules.

Same day private showings – many property management companies only show your property one day a week and hold open houses as opposed to private showings. Industry research has proven private showings to be much more effective, as prospects don’t feel rushed and can ask questions one-on-one with the leasing agent. Same day showings also accommodate unique schedules – we are not a one-size fits all company. We work around people’s schedules.

Online Rental Applications with pay by credit card option – tenants can apply on-the-spot during their showing using their personal smartphone or tablet. This results in a much higher closing ratio for resident conversion. Gone are the days of paper applications and personal checks to process screening reports.

    Why the Leasing Stage Decides the Rest of the Tenancy

    Almost everything that goes right or wrong with a rental is determined before the resident moves in. Price it too high and it sits empty while you reduce it; price it too low and you are locked in for the term. Screen carelessly and you inherit the consequences for as long as the tenancy runs. Every week a property stands empty is income you do not recover later, which is why the speed and quality of the leasing stage matters more than any other part of managing a rental.     Weekends are when most prospective residents are actually free to view, and they are consistently our busiest leasing days. Being staffed then, rather than showing a property one afternoon a week, is what shortens a vacancy.

    Same-day private showings

    We arrange private viewings around when an applicant can attend, including the same day where possible. People who are not being rushed through a group viewing ask better questions and self-select more accurately.

    Pricing against what has genuinely let

    We look at what comparable properties have actually leased for rather than what they were advertised at. Starting accurately beats starting high and cutting later, which costs weeks of income.

    Screening and online applications

    Applicants apply online and can pay by card, which widens the pool and speeds things up. Income, employment, credit and rental history are all verified before anyone is approved.

    Can you find a resident without managing the property afterwards?

    Yes. Leasing is available as a standalone service if you intend to manage the property yourself once someone is in place. Many owners start there and move to full management later.

    Why do private showings matter more than open houses?

    Because a prospective resident who is not being rushed will ask real questions and get real answers, which means the people who go on to apply genuinely want the property. Group viewings tend to produce volume rather than suitability.

    How do you decide what my property should be advertised at?

    By comparing it against what similar properties in the same area have actually leased for recently, then adjusting for its condition, layout and features. If we think an asking price will cost you weeks of vacancy, we will say so before it goes on the market.
