Fall & Winter Owner Checklist

For San Diego owners and investors

Your fall and winter property checklist

Seven things to work through between now and the end of winter, in the order they usually come up. Each one links to the page that covers it in full. Questions about your own property? Call (619) 435-7780 or use the form below.

  1. 1Early fall

    Rainy-season maintenance prep

Before the wet months, have gutters, roofs and drainage looked at. Our in-house maintenance division, Certified Property Maintenance, is licensed through the California State Contractors Board (License # 754790). Residents can send routine, non-emergency repair requests online. For an emergency, call (619) 435-7780.

    Ask about seasonal maintenance
  2. 2Fall

    Lease renewals and rent increases

Plan renewals before leases roll over. We handle resident screening and legally compliant lease preparation for owners, so talk to us before you set a renewal rent.

    Ask about lease renewals
  3. 3Winter visitor season

    Winter visitors and vacation rentals

Renting a vacation home to winter visitors? See what vacation home management covers, from guest bookings to maintenance, and how vacation rental management works in San Diego. The City of San Diego requires a short-term residential occupancy (STRO) license for stays of less than one month, so check the City page for current requirements.

  4. 4Holidays

    Holiday-season home safety

Candles, dry trees, outdoor lights and time away from home all add risk this time of year. Share these fire-safety and theft-prevention tips with residents, and keep an eye on vacant units.

  5. 5Holidays to new year

    Move-outs and turnover

Residents give a 30-day notice to vacate in writing, signed by everyone on the lease. Our maintenance division also provides rent-ready services between residents.

    Ask about turnover and re-leasing
  6. 6Year-end

    Year-end owner records

Our owners get detailed monthly statements with a full breakdown of income and expenses. Before tax season, sign in to the owner portal. For information-return filing dates, go to the IRS.

    Ask about owner accounting
  7. 7All season

    Available rentals

Looking for a home, or want to see what is on the market? Search current listings with the map and filters, and apply online.
