A note on location. Bonita is unincorporated San Diego County, not part of the City of San Diego or the City of Chula Vista, so those cities' local tenant ordinances do not apply to a property in unincorporated Bonita. State law does, including California's Tenant Protection Act (AB 1482). A Bonita mailing address does not always mean an unincorporated parcel, so confirm which jurisdiction your property is in. 1. McKee Properties

McKee Properties was established in San Diego in 1982, incorporated in California in 1985 as Russell B. McKee, Inc., and has been headquartered in Coronado since 1989 (1001 B Avenue, Suite 203, Coronado, CA 92118; 619-435-7780). Bonita is one of the communities it serves. It holds California DRE corporate license #00907967, and its broker is Brendan McKee (DRE #01882732). The company handles residential management, leasing and sales, and has a commercial division, McKee Commercial, for small to mid-sized retail, office and apartment properties. Maintenance goes through its own company, Certified Property Maintenance (CSLB license #754790), and owners and residents use portals on AppFolio. More on the company is on our about page.

Best for: Bonita owners who want management, leasing and maintenance handled by one company with a long local history.

Worth knowing: McKee's office is in Coronado, not Bonita, and it does not publish its fees, so ask for a written quote. It is a small team of twelve full-time staff, so ask who your day-to-day contact will be.

2. Brennan & Associates

Brennan & Associates (opens in a new tab) works from 4190 Bonita Rd Unit 206, Bonita, CA 91902, which matches the office on its DRE record. It manages single-family homes and rental portfolios in Bonita, Chula Vista, Paradise Hills, San Diego and Spring Valley. The license is held by Brennan and Associates Inc. (DRE #02135657), issued in 2021. It does not print a management rate, but its Bonita page says it does not charge a management fee if the property is vacant for less than 45 days.

Best for: Bonita owners who want their manager's office on Bonita Road.

Worth knowing: the current corporation was licensed in 2021, and the site does not give a founding year, so ask how long the team has managed homes like yours. Its service area is the South Bay and nearby, not the whole county.

3. Encore Realty

Encore Realty (opens in a new tab) is at 5130 Bonita Road, Suite B, Bonita, CA 91902, which matches its DRE record (Encore Realty Inc, #01308692, issued in 2001). It manages apartment complexes, single-family homes, condos and townhomes in Chula Vista, Eastlake, Otay Ranch, Rolling Hills Ranch, San Miguel Ranch, Bonita and Sunnyside. It lists its fees on its website as of September 2026: Full Service is a $750 one-time fee plus a 10% monthly management fee, and Lease-Up Only is one month's rent or $3,000, whichever is greater.

Best for: owners of apartment complexes and homes in Bonita and the Eastlake area who want a manager based in Bonita.

Worth knowing: 10% plus a $750 setup fee is one of the higher published rates among the firms we reviewed, so compare the total yearly cost at your rent.

4. Tyco Property Management

Tyco Property Management Company (opens in a new tab) has its main office at 345 F Street, Suite 210, Chula Vista, CA 91910, plus a Mission Valley office that handles associations only. The site says it has been in business since 1966 and describes itself as a third-generation firm; its current DRE corporate license (Tyco Property Mgmt. Co., #01109592) was issued in 1991 according to DRE's secondary records. It manages residential homes, multifamily properties up to 250 units, commercial office and community associations, and lists Bonita among its service areas. It does not publish fees.

Best for: South Bay owners with a mix of homes, apartments, small office property or an association who want one firm for all of it.

Worth knowing: there is no rate card online, so ask for a written quote that covers each property type you own.

5. Elite Property Management San Diego

Elite Property Management San Diego (opens in a new tab) is at 261 Church Avenue, Chula Vista, CA 91910. It manages single-family homes, townhomes, condos, ADUs and small multifamily properties, and names Bonita, National City, Otay Ranch and Eastlake among its areas. The site says it has operated since 2013. The license is held under the legal name Elite Real Estate Services, Inc. (DRE #02003076), issued in 2016. It does not publish fees and says it gives pricing after reviewing your property.

Best for: owners of ADUs and small South Bay rentals.

Worth knowing: DRE lists no trade names on this license, so the "Elite Property Management" name does not appear on the DRE record. Search the legal name, Elite Real Estate Services, Inc., when you check the license.

6. Palm Tree Properties

Palm Tree Properties (opens in a new tab) works from 2525 Camino del Rio S Suite #305 in Mission Valley, and its Chula Vista page lists "Bonita / Southwestern" as an area it serves. It manages residential, multifamily and commercial property. The license is held by SoCal Eco Homes Inc., doing business as Palm Tree Properties (DRE #02194966); the trade name has been active since 2022. It lists its fees on its website as of September 2026: 8% a month, leasing at half of one month's rent, and a $395 one-time setup fee.

Best for: owners who want a simple, published rate card and a firm that names Bonita specifically.

Worth knowing: the office is in Mission Valley, not the South Bay, and the license dates from 2022, so ask about the team's experience with Bonita rentals.

7. Penny Realty

Penny Realty (opens in a new tab) is based at 4444 Mission Blvd Suite 140 in Pacific Beach, about 20 miles from Bonita, and has a Bonita page on its site. It manages long-term, mid-term and vacation rentals, plus commercial and multifamily property. The site says it has served San Diego since 1965; its DRE corporate license (Penny Realty, Inc., #00935682) was issued in 1986 according to DRE's secondary records, and until 2017 the license carried a RE/MAX Coastal Properties trade name. Its homepage lists guarantees: a 90-day money-back guarantee plus $500, a new tenant in 30 days or less or the first month's management fee is waived, and pet damage cover up to $1,000.

Best for: owners who want written guarantees on leasing and service.

Worth knowing: it has no South Bay office, so ask who would show your Bonita property and handle inspections.

What to ask any Bonita property manager

  1. What is the monthly fee, and what other fees apply (setup, leasing, renewal, inspection, vacancy)? Ask for all of them in writing.
  2. Is my property in unincorporated Bonita or inside a city, and how does that change the rules you follow?
  3. How do you apply California's Tenant Protection Act (AB 1482; Civil Code sections 1946.2 and 1947.12) to rent increases and terminations?
  4. Who does maintenance, and do you add a markup to invoices?
  5. What repair amount can you approve without asking me first?
  6. How did your last few Bonita or South Bay lease-ups go, and how do you market a vacancy?
  7. What do owner statements look like, and when are funds sent?
  8. What is your DRE license number, and does the name on it match the name on your contract?

Frequently asked questions

Is Bonita part of Chula Vista or San Diego?

No. Bonita is unincorporated San Diego County, so it is governed by the County of San Diego rather than by a city council. Some nearby addresses sit inside Chula Vista city limits, so check your parcel's jurisdiction before assuming which local rules apply.

Do Chula Vista's or San Diego's tenant ordinances apply in Bonita?

Not to a property in unincorporated Bonita, because a city's ordinance applies only inside that city. State law, including California's Tenant Protection Act (AB 1482), still applies to rentals it covers. Ask your property manager to confirm how your specific property is treated, as of September 2026.

Which Bonita property managers publish their fees?

Of the firms on this list, Encore Realty and Palm Tree Properties list their management fees on their websites as of September 2026. Brennan & Associates publishes a vacancy policy but not a rate. McKee, Tyco and Elite do not publish fees, so ask each for a written quote.

Do I need a manager with an office in Bonita?

Not necessarily, but ask how a firm without a local office will handle showings, inspections and maintenance calls. Brennan & Associates and Encore Realty have Bonita Road offices; Tyco and Elite are in Chula Vista; McKee is in Coronado.

How do I check a property manager's license?

Search the company's license number or legal name in the California Department of Real Estate's public license lookup. Check that the status is "licensed" and that the name on the license, or a trade name listed on it, matches the company you are signing with.
