This list is for owners of rental homes, condos, townhomes and apartment buildings in Chula Vista who are choosing a property manager, or thinking about switching. It covers seven companies: five with an office in Chula Vista or next door in Bonita, and two that serve the city from elsewhere in San Diego County.
For each one we give the office address, the property types it says it manages, its California Department of Real Estate (DRE) license, and any fees it prints on its own website. Everything below was checked on September 22, 2026. Get current terms in writing before you sign.
How we chose this list
McKee Properties wrote this list, and we put ourselves first. We compete for the same Chula Vista owners as the other firms here, so read our entry with that in mind. The order of the other six is our editorial judgment, not a score.
To be considered, a company had to meet these tests:
- A local tie: an office in Chula Vista or Bonita, or a dedicated Chula Vista page on its own website.
- Residential management for outside owners, described on its own site.
- An active California real estate license, checked against the DRE's public license lookup on September 22, 2026.
- Services we could read ourselves on the company's website, and fees only where the company prints its own.
- How long it has operated, where the company states it. Where a claimed start year is earlier than the current license, we say "says" and leave the claim as the company's.
We left out firms whose licensing we could not match to the name on their website, and national brands without a Chula Vista office. We used no ratings or review counts, and no company paid to appear here.

McKee, Tyco, Elite and Brennan do not print a management rate. Brennan does print one fee policy, covered in its entry.
1. McKee Properties
McKee Properties was established in San Diego in 1982, incorporated in California in 1985 as Russell B. McKee, Inc., and has been headquartered in Coronado since 1989, at 1001 B Avenue, Suite 203 (619-435-7780). It holds California DRE corporate license #00907967, and its broker is Brendan McKee (DRE #01882732). The residential side, McKee Properties, handles management, leasing and sales. A commercial division, McKee Commercial, focuses on small to mid-sized retail, office and apartment properties, typically 10,000 to 100,000 square feet. Repairs and upkeep go through an in-house maintenance company, Certified Property Maintenance (CSLB license #754790), and owners and residents each get an online portal on AppFolio. The team is twelve full-time staff.

Best for: Chula Vista owners who hold a rental home alongside a small commercial or apartment property and want one firm for both, with maintenance handled by an in-house, CSLB-licensed company.
Worth knowing: McKee does not publish its fees, so ask for a written quote. The office is in Coronado, not Chula Vista, and the team is twelve people, so ask who your day-to-day contact would be.
2. Tyco Property Management Company
Tyco Property Management Company (opens in a new tab) works from its South County office at 345 F Street, Suite 210, in Chula Vista. A second office on Camino del Rio South in San Diego is listed for association services only. Tyco's site lists single-family homes and small residential portfolios, multifamily communities from 2 to 250 units, commercial property (office, industrial and mixed-use), and HOA or community associations of 10 to 250 units. It says it was established in 1966 and calls itself a third-generation firm. Its corporate license, Tyco Property Mgmt. Co., DRE #01109592, is active, lists the F Street address as its main office, and showed no disciplinary action when we checked. Tyco has a dedicated Chula Vista page.
Best for: Owners who hold a mix of homes, apartments and association property and want a Chula Vista office that handles all of it.
Worth knowing: Tyco does not publish a fee schedule, so pricing takes a call.
3. Encore Realty
Encore Realty (opens in a new tab) is at 5130 Bonita Road, Suite B, in Bonita, next door to Chula Vista. Its site names Chula Vista ZIP codes 91909 through 91915 and 91921, and neighborhoods including Rancho del Rey, Sunbow, Eastlake, Otay Ranch, San Miguel Ranch, Rolling Hills Ranch and Windingwalk. It says it manages apartment complexes, single-family properties, condos and townhomes. Encore Realty Inc holds DRE corporate license #01308692, which it prints on its site. The site mentions "decades of experience" but gives no founding year.
Encore lists two plans on its website as of September 2026: Full Service at a 10% monthly management fee plus a $750 one-time fee, and Lease Up Only at one month's rent or $3,000, whichever is greater.
Best for: Owners who want simple, published pricing from a South Bay office that concentrates on Chula Vista and Bonita.
Worth knowing: Among the fees printed by firms on this list, 10% plus a $750 setup fee is at the higher end, so compare what each plan includes.
4. Elite Property Management San Diego
Elite Property Management San Diego (opens in a new tab) has its office at 261 Church Avenue in downtown Chula Vista. Its site lists single-family homes, townhomes, condos, small multifamily and ADUs, and it says it has served the area since 2013. The license number on its site, DRE #02003076, belongs to Elite Real Estate Services, Inc., an active corporation whose main office is the Church Avenue address. Elite does not publish fees; its site says management fees vary with the property type, rental rate and scope of service, and pricing follows a review of your property.
Best for: Owners of condos, townhomes and ADUs in Chula Vista and Bonita who want an office in central Chula Vista.
Worth knowing: You will need a property review before you see a price. If you check the license, look for the name Elite Real Estate Services, Inc.
5. Kali Real Estate
Kali Real Estate (opens in a new tab), which also operates as Kali Property Management, is at 3450 Bonita Road, Suite 206, in Chula Vista. Its site names rentals in Chula Vista, Bonita, Eastlake, Otay Ranch and Windingwalk, and its listings show townhouses and condos, though it does not spell out a full list of property types. Owner Dario Barba writes on the site that he has been in business in the San Diego area for over 12 years. Kali Real Estate, Inc. holds DRE corporate license #01913742, and the Kali Property Management name has been on file with the DRE as a trade name since 2012. The firm also handles sales.
Kali lists an 8% management fee on its website as of September 2026.
Best for: Owners who want a small, broker-led South Bay office with a published 8% fee and sales under the same roof.
Worth knowing: The site describes residential rentals only, so owners of larger apartment buildings or commercial property should ask what it takes on.
6. Brennan & Associates
Brennan & Associates (opens in a new tab) is at 4190 Bonita Road, Unit 206, in Bonita. Its Bonita page says it manages single-family homes and rental portfolios in Bonita, Chula Vista, Paradise Hills, San Diego and Spring Valley. Brennan and Associates Inc. holds DRE corporate license #02135657, issued in 2021, so the corporation itself is recent. The site prints no management rate, but it says it does not charge a management fee if the property is vacant for less than 45 days.
Best for: Single-family owners in Chula Vista and Bonita who want a manager with an office on Bonita Road.
Worth knowing: There is no published rate card and no founding year on the site, so ask for a written quote and how long the team has managed in Chula Vista.
7. Good Life Property Management
Good Life Property Management (opens in a new tab) has a dedicated Chula Vista page and an Otay Ranch page, but its offices are at 5252 Balboa Avenue, Suite 704, in San Diego's Clairemont area, and in Riverside. Its Chula Vista page lists homes, condos and 2-4 unit properties, multifamily buildings of 5 to 15 units, and a tenant-placement-only option, and says it has worked in Chula Vista over the last 7 years. Good Life Property Management Inc. holds DRE corporate license #01929564.
Good Life lists its fees on its website as of September 2026: 8% a month (7% for rents over $6,000 a month), 6% for multifamily, leasing at 25% of one month's rent, a $150 annual inspection and a $195 lease renewal fee.
Best for: Owners who want a fully published fee schedule, and owners of higher-rent homes who would qualify for the lower rate.
Worth knowing: There is no South Bay office. Good Life works from Clairemont and Riverside.
What to ask any Chula Vista property manager
Ask every company the same questions and compare the written replies.
- What is the monthly management fee, and what else do you charge: setup, leasing, lease renewal, inspections, vacancy, or a markup on repairs?
- How do you set the asking rent and market a vacant unit, and how long did your recent Chula Vista listings take to lease?
- What dollar amount can you approve for repairs without calling me, and who does the work: your own staff or outside vendors?
- What will my monthly owner statement show, when are funds sent, and can I see a sample?
- How do you screen applicants, and how do you keep that process consistent with fair housing law?
- Chula Vista has its own tenant protection ordinance (Chula Vista Municipal Code chapter 9.65). How do you apply it to notices, renewals and move-outs at my property?
- Who will be my day-to-day contact, and how many properties does that person handle?
- What does it take to end our agreement, and how are the security deposit and records handed over if I leave?

Which Chula Vista property managers publish their fees?
As of September 2026, three companies on this list print a management fee on their websites: Encore Realty (10% plus a $750 one-time fee on its Full Service plan), Kali Real Estate (8%) and Good Life Property Management (8%, or 7% on rents over $6,000 a month). McKee, Tyco, Elite and Brennan do not publish a rate, so ask each for a written quote that lists every charge, including leasing, renewal and repair markups.
Does Chula Vista have its own tenant protection rules?
Yes. As of September 2026, Chula Vista has its own tenant protection ordinance in Chula Vista Municipal Code chapter 9.65, which applies in addition to California state law. Ask any manager you interview how it applies the city ordinance to your property, and have your own attorney review anything you are unsure about. This is general information, not legal advice.
How do I check a property manager's license in California?
Use the California Department of Real Estate's public license lookup and search the license number or the company name. Every company on this list showed an active DRE license when we checked on September 22, 2026. Make sure the name on the license matches the company you are hiring: some firms operate under a trade name, and the number printed by Elite Property Management San Diego, for example, belongs to Elite Real Estate Services, Inc.
Do I need a manager with an office in Chula Vista?
Not necessarily. A nearby office makes key handovers and meetings easier, and five of the seven companies here are based in Chula Vista or Bonita. Response times, who does the repairs and how clearly fees are written usually matter more.
What kinds of Chula Vista property do these companies manage?
It varies. Tyco lists homes, multifamily up to 250 units, commercial property and HOAs. Encore and Elite focus on homes, condos, townhomes and smaller multifamily, and Elite also lists ADUs. McKee manages residential property and, through McKee Commercial, small to mid-sized retail, office and apartment properties.
