This guide is for owners of rental homes and condos in Coronado who are comparing property managers. Coronado is its own city. Its rentals range from condos in the Coronado Shores towers to homes in the Village and the Cays, and some owners rent furnished, so it pays to know whether a manager handles long-term leases, vacation rentals, association buildings or all three.
The list covers seven companies: five based in Coronado and two based elsewhere in San Diego that publish a Coronado service page. For each, we note where it works from, what it manages, what it publishes about fees, and how it is licensed with the California Department of Real Estate (DRE). Every fact about another company comes from its own website or the DRE public license lookup, checked in September 2026.

1. McKee Properties
McKee Properties was established in San Diego in 1982, incorporated in California in 1985 as Russell B. McKee, Inc., and has been headquartered in Coronado since 1989, at 1001 B Avenue, Suite 203, Coronado, CA 92118 (619-435-7780). It holds California DRE corporate license #00907967, and its broker is Brendan McKee (DRE #01882732). The company handles residential management, leasing and sales, and has a commercial division, McKee Commercial, for small to mid-sized retail, office and apartment properties. Maintenance goes through its own company, Certified Property Maintenance (CSLB license #754790), and owners and residents use portals on AppFolio. More on the company is on our about page.
Best for: Coronado owners who want a manager with an office on the island, in-house maintenance, and leasing and sales under the same roof.
Worth knowing: McKee does not publish its fees, so ask for a written quote. It is a small team of twelve full-time staff, so ask who your day-to-day contact will be.
2. The Coronado Shores Company
The Coronado Shores Company (opens in a new tab) is at 1199 Orange Avenue, Suite A, Third Floor, Coronado, CA 92118, which matches its DRE record (The Coronado Shores Company Inc, #00658736). The site says it has operated since 1970; its current corporate license was issued in 1978 according to DRE's secondary records. It handles long-term leases, vacation rentals (the site notes a 26-night minimum on its vacation rentals), association management and sales, centered on the Coronado Shores condos plus the Village and the Cays. The site says it has full-time in-house maintenance staff with no service call markups. It does not publish management fees.
Best for: owners of condos in the Coronado Shores towers who want a manager that also knows those associations.
Worth knowing: its work centers on the Shores condo towers, so the owner of a single-family home in the Village should ask how many homes like theirs it manages.
3. Crestmont Realty
Crestmont Realty (opens in a new tab) is at 1203 2nd Street Suite C, Coronado, CA 92118, which matches its DRE record (Crestmont Property Management Inc, doing business as Crestmont Realty, #01525201, issued in 2009). It manages long-term residential rentals: houses, condos and small multifamily. Its Coronado page says it charges no management fee while a property is vacant, and says it publishes Coronado rental data monthly. It does not print its own management rate.
Best for: owners of long-term Coronado rentals who want an island-based firm focused on that one service.
Worth knowing: vacation rentals and association management do not appear among its services, so owners who rent furnished or short-term should look elsewhere. The percentage range on its Coronado page is a general market figure, not its rate card, so ask for a written quote.
4. ParkLife Property Management
ParkLife Property Management (opens in a new tab) works from 935 Orange Ave Suite A, Coronado, CA 92118. The license is held by GW Real Estate Group Inc, doing business as Parklife Real Estate (DRE #01521016, issued in 2005). It handles long-term rentals, vacation rentals, commercial leasing and association management, and its site names owners Scott Grimes and Renee Wilson. The site cites more than 35 years of combined experience rather than a founding year. It does not publish fees.
Best for: owners who want a small, owner-run team on Orange Avenue that handles both long-term and vacation rentals.
Worth knowing: the ParkLife sales team now operates as "ParkLife | Compass," while property management still runs under GW Real Estate Group, so check which entity signs your management agreement.
5. Coronado Premier Properties
Coronado Premier Properties (opens in a new tab) manages long-term and vacation rentals in Coronado, Imperial Beach and San Diego. Its license is held by CPP Partners Corp, doing business as Coronado Premier Properties (DRE #01976606); the trade name has been active since 2018, and a former name on the license is KP Premier Properties Management, Inc. DRE lists its main office on Grand Caribe Causeway in Coronado. It does not publish fees.
Best for: owners who want both furnished or vacation leasing and long-term leasing from a Coronado-based firm.
Worth knowing: the website does not print a street address or a founding year, so ask where the team works and how long it has managed Coronado property.
6. Good Life Property Management
Good Life Property Management (opens in a new tab) has a Coronado page but no Coronado office; its San Diego office is at 5252 Balboa Ave. Suite 704 (92117). Its license is Good Life Property Management Inc. (DRE #01929564). It manages single-family homes, condos, 2-4 unit properties and multifamily buildings of 5-15 units. It lists its fees on its website as of September 2026: an 8% monthly management fee, 7% for properties renting over $6,000 a month, 6% for 5-15 unit multifamily, leasing at 25% of one month's rent, a $150 annual inspection fee and a $195 lease renewal fee.
Best for: Coronado owners of higher-rent homes, where the 7% tier above $6,000 a month applies, who want every fee in writing.
Worth knowing: the team is off the island, so ask who would handle showings, inspections and urgent repairs in Coronado.
7. Penny Realty
Penny Realty (opens in a new tab) is based at 4444 Mission Blvd Suite 140 in Pacific Beach and has a Coronado page covering single-family homes, condos, apartments, multifamily, short-term rentals and waterfront property. The site says it has served San Diego since 1965; its DRE corporate license (Penny Realty, Inc., #00935682) was issued in 1986 according to DRE's secondary records, and until 2017 the license carried a RE/MAX Coastal Properties trade name. Its homepage lists guarantees: a 90-day money-back guarantee plus $500, a new tenant in 30 days or less or the first month's management fee is waived, and pet damage cover up to $1,000.
Best for: owners who want written guarantees on leasing and service.
Worth knowing: it has no Coronado office, and the guarantee wording differs between its Coronado page and its homepage, so get the terms that apply to you in the written agreement.
What to ask any Coronado property manager
- What is the monthly fee, and what other fees apply (setup, leasing, renewal, inspection, vacancy)? Ask for all of them in writing.
- Do you manage long-term leases, vacation rentals or both, and how do you handle City of Coronado rules for the type of rental I want?
- If my unit is in an association building, how do you work with the association's rules and management?
- Who does maintenance, is it in-house, and do you add a markup to invoices?
- What repair amount can you approve without asking me first?
- How do you apply California's Tenant Protection Act (AB 1482; Civil Code sections 1946.2 and 1947.12) to rent increases and terminations for long-term leases?
- What do owner statements look like, and when are funds sent?
- What is your DRE license number, and does the name on it match the name on your contract?

Which firms manage vacation rentals in Coronado?

McKee, The Coronado Shores Company, ParkLife and Coronado Premier Properties do not publish management fees, so ask each for a written quote.
Does San Diego's tenant protection ordinance apply in Coronado?
No. That ordinance applies to properties inside the City of San Diego, and Coronado is a separate city. State law, including California's Tenant Protection Act (AB 1482), applies to Coronado rentals it covers. Ask your manager how it applies to your property.
How do I check a property manager's license?
Search the company's license number or legal name in the California Department of Real Estate's public license lookup. Check that the status is "licensed" and that the name on the license, or a trade name listed on it, matches the company you are signing with.
