This list is for owners of rental houses, small multiplexes, condos and apartment buildings in San Diego's College Area, the neighborhood around San Diego State University, who are hiring a property manager or comparing their current one. It covers seven companies: firms based in Del Cerro, Mission Valley and La Mesa, and San Diego-wide managers that serve the area.

Rentals near SDSU run on their own calendar. Many houses are leased by the room or to a group on one lease, and turnover tends to cluster around the academic year, so ask every manager how it handles both. For each company we give the office address, what it says it manages, its California Department of Real Estate (DRE) license and any fees it prints. Everything was checked on September 22, 2026.

How we chose this list

McKee Properties wrote this list and put itself first. We also compete for College Area owners, so read our entry with that in mind. The order of the other six is our editorial judgment, not a score.

Each company had to meet these tests:

  • A local tie: an office in or next to the College Area, a dedicated College Area or 92115 page on its own site, or, for San Diego-wide residential firms, a stated service area that covers the city.
  • Management for outside owners, described on its own website.
  • An active California real estate license, checked against the DRE's public lookup on September 22, 2026.
  • Services and fees we could read on the company's own site. We only list fees a company prints as its own.
  • Operating history, where the company states it.

We left out firms whose printed license number did not match the company, firms that do not advertise management for outside owners, and leasing sites for a single building. We did not use ratings or review counts, and no company paid to appear here.

1. McKee Properties

McKee Properties was established in San Diego in 1982, incorporated in California in 1985 as Russell B. McKee, Inc., and has been headquartered in Coronado since 1989, at 1001 B Avenue, Suite 203 (619-435-7780). It holds California DRE corporate license #00907967, with Brendan McKee (DRE #01882732) as broker. The residential side, McKee Properties, handles management, leasing and sales; the commercial division, McKee Commercial, focuses on small to mid-sized retail, office and apartment properties, typically 10,000 to 100,000 square feet. Maintenance runs through an in-house company, Certified Property Maintenance (CSLB license #754790), and owners and residents use online portals on AppFolio. The team is twelve full-time staff.

Best for: College Area owners who hold rental houses or apartments alongside a small commercial property and want one firm, with repairs handled by an in-house, CSLB-licensed company.

Worth knowing: McKee does not publish its fees, so ask for a written quote. The office is in Coronado, not near campus, and the team is twelve people, so ask who your day-to-day contact would be and how often staff visit your property during a busy turnover season.

2. FBS Property Management

FBS Property Management (opens in a new tab), short for Fjellestad, Barrett & Short, works from 6398 Del Cerro Boulevard, Suite 8, San Diego 92120, directly north of the College Area across Interstate 8. Its 92115 page names the College Area, Rolando and Talmadge. FBS lists single homes, townhouses, duplexes, triplexes, fourplexes, rooms for rent, small and mid-size apartment buildings and large apartment communities, and its homepage adds commercial property. It says it established its complete property management and advisory services in 1972. The site does not print a license number; the operating licensee is Fjellestad Properties Inc, DRE corporate license #01400756, which uses the FBS Property Management and Fjellestad Barrett & Short names.

Best for: Owners of houses, small multiplexes and by-the-room rentals near SDSU who want a long-running firm based a few minutes away.

Worth knowing: FBS publishes no fees, so you will need to call for pricing. If you check the license, search for Fjellestad Properties Inc.

3. JD Property Management and Realty

JD Property Management and Realty (opens in a new tab) is at 7840 El Cajon Boulevard, Suite 301, in La Mesa, just east of the College Area, and its service list names the College Area along with Clairemont, Allied Gardens and Del Cerro. Its owner page lists marketing, tenant screening, leasing, inspections, maintenance with 24/7 emergency vendors, billing and evictions. JD Property Management and Realty, Inc. holds DRE corporate license #01957778, which it prints on its site.

Best for: College Area owners who also hold rentals in East County, such as La Mesa, El Cajon or Santee, and want one manager for all of them.

Worth knowing: The site does not publish property types, fees or a founding date, and it does not describe by-the-room leasing, so ask about all of these directly.

4. Penny Realty

Penny Realty (opens in a new tab) has a dedicated College Area page, and its office is at 4444 Mission Boulevard, Suite 140, in Pacific Beach. It lists single-family homes, condos and multifamily, and offers long-term, mid-term and short-term or vacation leasing. The site says the company was established in 1965. Penny Realty Inc holds DRE corporate license #00935682.

Penny Realty lists its pricing on its website as of September 2026: an 8% management fee, a 6% leasing fee, a 10% maintenance coordination fee and a $250 annual inspection. It also advertises a "90 Day Money Back Guarantee + $500", a "30 Day Rental Guarantee" and a "12 Month Lease Guarantee". Read the terms of each guarantee before relying on it.

Best for: Owners who want published pricing and written guarantees, or who may want to switch between long-, mid- and short-term leasing.

Worth knowing: The office is in Pacific Beach rather than east San Diego, and the 10% maintenance coordination fee should be part of any cost comparison.

5. Mission Center Properties

Mission Center Properties (opens in a new tab) is at 10405 San Diego Mission Road, Suite 111, San Diego 92108, in Mission Valley, a short drive west along the I-8 corridor. Its service list names the College Area and Rolando, as well as Allied Gardens, Del Cerro, San Carlos and Clairemont. It says it manages all types of residential property, including houses, condos and apartment complexes. The site does not print a license number; the licensee is Mission Center Realty Inc., DRE corporate license #02086547, which uses the Mission Center Properties and Mission Center Property Management names.

Best for: Residential owners who want a manager based on the I-8 corridor between the College Area and central San Diego.

Worth knowing: Fees are not published, and the site gives inconsistent figures for how long the team has worked in real estate, so ask for a written quote and the team's local history.

6. Cal-Prop Management

Cal-Prop Management (opens in a new tab) is a San Diego County-wide residential manager at 2635 Camino del Rio South, Suite 201, in Mission Valley. It lists apartments, single-family homes, individual condos and multifamily properties under 100 units across San Diego County, so the College Area falls within its stated service area. The site says the company has operated since 1987. Cal-Prop Management Inc holds DRE corporate license #01172817.

Best for: Owners of small and mid-size College Area apartment buildings, under 100 units, who want a firm whose stated focus is that size of property.

Worth knowing: Cal-Prop does not print fees. The DRE record also shows a construction trade name, Cal-Prop Construction, so ask how in-house repair and maintenance work is billed.

7. Realty Management Group

Realty Management Group (opens in a new tab) is at 4025 Camino Del Rio South, Suite 300, in Mission Valley and manages single-family homes, condos, townhomes and small multifamily across San Diego County, which puts the College Area within its stated service area. The site says the company has served San Diego since 2005; the current corporation, Realty Management Group, DRE corporate license #02075336, was licensed in 2018.

Realty Management Group lists a flat $199 monthly fee on its website as of September 2026, and says it charges no leasing fees, no renewal fees and no maintenance markups.

Best for: Owners of higher-rent homes, where a flat monthly fee can cost less than a percentage of rent.

Worth knowing: On a lower-rent unit the flat fee can work out higher than a percentage: $199 is more than 8% of any monthly rent below about $2,490. If you lease by the room, ask whether the fee is charged per property or per lease.

What to ask any College Area property manager

Ask each company the same questions, and get the answers in writing.

  1. What is the monthly fee, and what else do you charge: setup, leasing, renewal, inspections, or a markup or coordination fee on repairs?
  2. Do you manage by-the-room and group leases, and how do you handle a roommate change partway through a lease?
  3. How do you time lease starts and renewals around the academic year, and what is your plan if a unit is empty over the summer?
  4. How do you handle the City of San Diego's rules on rooming houses for a property like mine?
  5. The College Area is in the City of San Diego, which has its own Residential Tenant Protections Ordinance (San Diego Municipal Code sections 98.0701 to 98.0709). How do you apply it to notices and lease endings?
  6. How do you screen applicants, and how do you keep screening consistent with fair housing law?
  7. What repair amount can you approve without calling me, and how do you handle move-out cleaning and repairs when several leases end at once?
  8. Who is my day-to-day contact, and what does it take to end our agreement?

Frequently asked questions

What is different about managing a rental near SDSU?

Demand near campus shapes how properties are leased. Many College Area houses are rented by the room or to a group on a single lease, and move-ins and move-outs tend to bunch around the academic year, which means more turnover work in a short window. A manager should explain how it prices rooms, handles roommate changes, schedules turnover repairs and markets any unit that comes open off-cycle.

Which College Area property managers publish their fees?

As of September 2026, two companies on this list print their own rates: Penny Realty (8% management, a 6% leasing fee, a 10% maintenance coordination fee and a $250 annual inspection) and Realty Management Group (a flat $199 a month, with no leasing, renewal or maintenance markup fees, it says). McKee, FBS, JD, Mission Center and Cal-Prop do not publish rates, so ask each for a written quote listing every charge.

Does the City of San Diego's tenant protection ordinance apply in the College Area?

Yes. The College Area is within the City of San Diego, so as of September 2026 rentals there fall under the City's Residential Tenant Protections Ordinance, San Diego Municipal Code sections 98.0701 to 98.0709, alongside California law. The City also regulates rooming houses, so ask how any manager handles those rules for a by-the-room rental. This is general information, not legal advice.

How do I check a property manager's license?

Search the company name or license number in the California Department of Real Estate's public license lookup. Every firm on this list showed an active license when we checked on September 22, 2026. Some operate under a trade name: FBS Property Management's license is held by Fjellestad Properties Inc, and Mission Center Properties' by Mission Center Realty Inc. If a number printed on a website does not match the company name at the DRE, ask why before you sign.
