
Best San Diego Neighborhoods for Rental Property Investment
This guide is for owners and buyers weighing where a long-term rental makes sense in and around San Diego. It compares ten areas on numbers you can check yourself: Zillow's typical home value and asking-rent indexes for August 2026, the transit that serves each area, zoning changes already on the books, and the local rules that shape what an owner can do with a unit.
It does not predict prices. Past changes in Zillow's indexes are shown as history, not as a forecast, and every area has tradeoffs. Use it to decide which places deserve a closer look, then run the numbers on a specific property.
How to read the numbers
All home values below are the Zillow Home Value Index (ZHVI) for August 2026, the typical mid-tier value of all homes in a ZIP code. All rents are the Zillow Observed Rent Index (ZORI) for August 2026, a typical asking rent across homes and apartments. Year-over-year changes compare August 2026 with August 2025. A ZIP code is not a neighborhood: 92109, for example, covers both Pacific Beach and Mission Beach, so each entry names the ZIP it uses.
The last column is a rough gross rent-to-price comparison: twelve months of Zillow asking rent divided by Zillow typical home value. It is not a cap rate. It is before taxes, insurance, HOA and repairs, it ignores vacancy, and the rent and value indexes cover different mixes of housing. It only tells you where rents are high or low relative to prices.

For context, Zillow's index for the City of San Diego as a whole was $985,158 in typical home value and $3,036 in asking rent in August 2026.
1. North Park (92104)
Zillow put the typical home value in 92104 at $955,615 in August 2026, up 6.3% on the year, with asking rent at $2,542, up 0.9%. The rough gross rent-to-price figure is 3.2%. Rapid 215 runs from SDSU to Downtown along El Cajon Boulevard and Park Boulevard through North Park. Because of those Rapid bus corridors, the state's SB 79 transit upzoning took effect in North Park immediately on 1 July 2026, per KPBS and the City's SB 79 page. Near qualifying stops the law allows 85 feet within 200 feet, 65 feet within a quarter mile and 55 feet from a quarter to half a mile. See North Park property management.
2. City Heights (92105)
City Heights had the lowest Zillow typical value in this set, $693,669 in August 2026 (up 1.0%), with asking rent of $2,137 (up 0.5%) and a rough gross rent-to-price figure of 3.7%. Rapid 215 serves it along El Cajon Boulevard, and like North Park it is one of the Rapid bus corridors where SB 79 applied from 1 July 2026. Asking rents here are also the lowest in the set, so the percentage works out well only because prices are lower too.
3. Clairemont (92117)
Zillow's August 2026 index put 92117 at $1,081,834 (down 0.8% on the year) with asking rent of $2,842 (up 2.2%), a rough gross rent-to-price figure of 3.2%. The Mid-Coast extension of the UC San Diego Blue Line, opened 21 November 2021, added 11 miles and nine stations, with stops serving Clairemont and Bay Park and a one-seat ride to UC San Diego and UTC. UC San Diego describes itself as the largest civilian employer based in San Diego County. SB 79 took effect around those Mid-Coast stations on 1 July 2026, and the City Council approved a new Clairemont Community Plan on 16 December 2025, raising planned capacity from 38,800 to 52,800 homes (KPBS). 4. Bay Park and Linda Vista (92110 and 92111)
Mid-Coast stations serve Bay Park, and Linda Vista is the neighboring ZIP. In August 2026, Zillow put 92110 (Bay Park and Morena) at $984,110 with asking rent of $3,024, and 92111 (Linda Vista and Clairemont Mesa) at $946,472 with asking rent of $3,102. The rough gross rent-to-price figures are 3.7% and 3.9%. The ZIP averages hide a wide spread: Zillow's neighborhood index had Bay Park at $1,412,004 and Morena at $738,257. SB 79 applied immediately around the Mid-Coast stations in Bay Park.
5. College Area (92115)
ZIP 92115 covers the College Area plus Rolando, El Cerrito and Talmadge. Zillow put it at $853,709 in August 2026 (up 2.2%) with asking rent of $2,452 (up 0.5%), a rough gross rent-to-price figure of 3.4%. SDSU reported fall 2025 enrollment of 41,184 at SDSU and SDSU Imperial Valley combined. The Green Line serves SDSU Transit Center and UC San Diego Health East, and UC San Diego Health bought the former Alvarado Hospital next door in December 2023. 6. Allied Gardens and Del Cerro (92120)
Zillow put 92120 at $1,038,033 in August 2026 (up 1.5%) with asking rent of $2,752 (up 1.4%), a rough gross rent-to-price figure of 3.2%. The ZIP spans two different price points: Zillow's neighborhood index had Allied Gardens at $948,201 and Del Cerro at $1,355,134. Grantville station on the Green Line serves the Allied Gardens side, and UC San Diego Health East is near Del Cerro. See Allied Gardens and Del Cerro property management.
7. Pacific Beach and Mission Beach (92109)
This ZIP had the highest values in the set, $1,461,768 in August 2026, and the highest asking rent, $3,378 (up 3.2%), but the lowest rough gross rent-to-price figure, 2.8%. Short-term rental licenses are scarce. As of 11 September 2026, the City's Tier 3 whole-home license, capped at 1% of housing units outside Mission Beach, had 799 left citywide, and Mission Beach's Tier 4 had 1,099 issued and none remaining, with new applicants placed by lottery on a waitlist. 8. Eastlake and Otay Ranch, Chula Vista (91915 and 91913)
Eastern Chula Vista showed the highest rent relative to price in this set. Zillow put 91915 (Eastlake and eastern Otay Ranch) at $848,035 in August 2026 (down 0.7%) with asking rent of $3,318, a rough gross rent-to-price figure of 4.7%, and 91913 at $901,942 with asking rent of $3,168, or 4.2%. There is no trolley in eastern Chula Vista; Rapid 225 runs from Otay Ranch Town Center to Downtown every 20 minutes most of the day, per MTS. 9. National City (91950)
Zillow put 91950 at $697,141 in August 2026 (up 2.4%) with asking rent of $2,498 (up 1.8%), a rough gross rent-to-price figure of 4.3%, second highest in the set. Like Chula Vista, it is a separate city with its own rules, so check local ordinances before you buy rather than assuming City of San Diego rules apply.
10. La Mesa and Grossmont (91942)
Zillow put 91942 at $810,069 in August 2026 (up 1.7%) with asking rent of $2,642 (up 0.2%), a rough gross rent-to-price figure of 3.9%. The Green Line serves it at Grossmont Transit Center, with 70th Street and Amaya Drive nearby, and runs west to SDSU. La Mesa is also a separate city with its own rules.
Rules every San Diego owner should price in
- Rent cap. Under California's Tenant Protection Act (AB 1482, Civil Code section 1947.12), the maximum rent increase for covered units in San Diego County is 8.2% for increases effective 1 August 2026 through 31 July 2027.
- City of San Diego tenant protections. The Residential Tenant Protections Ordinance (O-21647, SDMC sections 98.0701 to 98.0709), in effect since 24 June 2023, applies just-cause rules from the first day of a tenancy. For no-fault terminations, the owner owes relocation assistance of two months' rent (or waives two months' rent), rising to three months in cases the ordinance defines, paid within 15 days of the notice.
- SB 79. In effect since 1 July 2026; it applied immediately in Bay Park, Clairemont, UTC and UC San Diego, North Park and City Heights, with other areas delayed until 2027 to 2031. The City plans an alternative Transit Village Plan in early 2027.
- Short-term rentals. 799 Tier 3 licenses left citywide and none in Mission Beach, as of 11 September 2026.
- Trash fee. The City of San Diego's solid waste fee is $523.20 a year on the owner's property tax bill for properties with City collection.

Frequently asked questions
Is the rent-to-price percentage a cap rate?
No. It is twelve months of Zillow asking rent divided by Zillow typical home value, for August 2026. It is before taxes, insurance, HOA, repairs and vacancy, and the two indexes measure different mixes of homes. Use it only as a rough gross rent-to-price comparison between areas, then build a real operating budget for any property you consider.
Does SB 79 mean I can build more on a lot near transit?
SB 79 raised allowed heights near qualifying San Diego transit stops from 1 July 2026, and it applied immediately in Bay Park, Clairemont, UTC and UC San Diego, North Park and City Heights. Whether a given lot qualifies depends on its distance from the stop and other conditions, so check with the City's planning department before relying on it.
Can I rent my San Diego property short term instead?
Only with the right license. As of 11 September 2026, the City had 799 Tier 3 whole-home licenses left citywide outside Mission Beach and none left in Mission Beach, where new applicants join a lottery waitlist. Tier 3 and Tier 4 licensees must also show at least 90 days of use a year.
