Whether you can rent a home for a few nights, a few weeks or a few months depends on the city, on what you are renting (a whole home, an ADU, a room) and on any HOA rules. In Coronado, rentals of 25 consecutive days or less are prohibited in residential zones (Coronado Municipal Code Chapter 86.78), and ADUs carry their own minimums. Choose your situation to see what applies.
Rules as of October 19, 2026. Coronado adopted an ADU amendment (Ordinance 2026-08) that takes effect November 5, 2026; its text was not available when this tool was built, so ADU results may change. The ban covers residential zones; it does not reach non-residential zones, and the code has narrow exceptions for certain R-4 zone motels and lodging houses in the "P" overlay zone. This is general information, not legal advice.
The rules behind the checker
Coronado's 26-day minimum
The Coronado Municipal Code defines "transient occupancy" as occupancy for 25 consecutive calendar days or less, and says no dwelling or habitable unit in any residential zone may be used as a transient rental (CMC §§ 86.78.020, 86.78.060(A)). Because the ban covers habitable units, renting a single room for a short stay is prohibited too. A violation is an infraction, each day is a separate offense, and an agent can be liable as well as the owner (CMC § 86.54.330). Full detail is in Coronado short-term rental rules.
ADUs and JADUs
State law requires that a rented ADU or JADU be rented for a term longer than 30 days (Gov. Code §§ 66323(e), 66333(g)). Coronado's code has said six consecutive months or more (CMC § 86.56.105(B)(10)). In December 2025 the state housing department told the city that a minimum longer than 30 days is not allowed, and the city's amendment takes effect November 5, 2026. Until you can confirm the amended text, plan on the longer term or check with Coronado Community Development.
Accessory buildings
Accessory buildings, or habitable units in them, may not be rented independently of the main building unless they are a permitted ADU (CMC § 86.56.100(H)). The same section generally bars leasing part of a home apart from the whole parcel. The exception: an owner who lives in the home may lease a habitable unit in it, but not a room walled or locked off from the home that the tenant enters through an exterior door not shared with the owner or other occupants.
HOAs
An HOA may prohibit rentals of 30 days or less (Civ. Code § 4741(c)) but generally cannot ban renting altogether. Where both the city and the HOA set a minimum, follow the stricter one. See HOA rental restrictions.
Frequently asked questions
What is the minimum rental period in Coronado?
In residential zones, rentals must be longer than 25 consecutive days, so the shortest lawful stay is 26 days. Rentals of 25 days or less are prohibited transient rentals under CMC Chapter 86.78.
Can I rent my Coronado ADU for a month?
State law requires an ADU rental to be longer than 30 days, and Coronado's code has required six months. The city's ADU amendment takes effect November 5, 2026, so confirm the current rule with the city before signing a lease shorter than six months.
Can I rent a room in my house for a weekend?
Not in a Coronado residential zone. The transient rental ban covers habitable units as well as whole dwellings, so a room rented for 25 days or less is prohibited.
Does the City of San Diego's short-term rental license apply in Coronado?
No. Coronado is a separate city with its own municipal code; the City of San Diego's rental ordinances do not apply there.
